Design/Build is one type of project delivery that employs fast-tracking, cost control and construction management techniques that allows the client a quicker recovery on capital expenditures and supports a non-adversarial relationship through the single source contract. Through a single source contract, the design build concept brings the client the opportunity to have all three, (time, cost, and quality) by using fast-tracking for schedule improvements, resulting in earlier completion which allows for cost offsetting by rapid capital recovery, and maintaining quality from the inception of the project to the completion of the warranty. With a design/build contract, guarantees are contractual for high performance and superior quality control.
The estimating team includes senior management, project management and estimators utilizing the most modern technological capabilities; Timberline and On Screen Takeoff. Conceptual estimates are compiled by an estimator and project manager and, after sufficient drawings are produced, takeoff work begins by the estimator while subcontract trades are contracted by the project manager. The project manager has final, direct responsibility for the estimate with senior management supervision.
